FAQ’s
Frequently Asked Questions
How much will my remodel cost?
Probably more than you think—but cost depends on your project’s size, scope, and planning requirements. Every remodel we do is custom, so there is no standard answer. For starting budget guidance, we recommend the Remodeling Cost vs. Value report for Seattle
When Can We Meet?
Initial consultations are by appointment only at our Shoreline Design+Build Center. Because our owners are involved in every project, meetings are scheduled on a first-come, first-served basis, and we are typically booking about 30 days out. How long will my project take?
Project timelines depend on size, scope, complexity, building requirements, and pre-construction planning. In many cases, the planning phase—design, architecture, material selections, and feasibility—can take as long as construction itself, often 3 to 6 months or more, excluding permitting. Because every Design-Build project is custom, timelines vary. We provide a written construction calendar for our team and our clients.
Do I need a permit?
If your project requires a permit, we will obtain it. Requirements vary by project type and jurisdiction, so we recommend checking your city planning department’s website or office for local standards.
When should I hire a contractor, or do the project myself?
Smaller projects may be suitable for DIY work, but there is a big difference between a fence or garden shed and a kitchen remodel or addition. Larger, more complex projects require the skills, knowledge, and equipment of a professional contractor.
When do I need a designer?
A designer is always helpful, though not always necessary for every project. For Design-Build projects such as kitchens, bathrooms, and larger remodels, a designer prepares detailed construction documents required for the build. They also assist with developing the overall color palette, material selections and overall vision. Many clients appreciate the function and aesthetics that come from this process.
When do I need an architect?
An architect is not needed for every project. We typically involve one for significant structural changes and home additions. Every project is unique, and we help determine that during the initial consultation.
What Do Our General & Administrative (G&A) Fees Cover?
Like all remodeling firms, we apply a markup to our services. Our G&A fee, clearly outlined in your Agreement, covers the cost of doing business and helps protect our clients, their homes, and the overall project. It includes our written warranty, general liability and workers’ compensation insurance, vehicle insurance, responsive customer service, a trained team, and required registration, licensing, and bonding fees.
It also covers critical items such as:
*Our written warranty
*General liability insurance and workers’ compensation coverage
*Vehicle insurance for our fleet
*Immediate and responsive customer service
*A well-trained and educated team
*All required registration, licensing, and bonding fees
This investment ensures your project is managed ethically, professionally, and with the highest standards of care.
Can I help with a portion of the remodel?
We get asked this question a lot. The answer is dependent on the type of work you would like to do. From time to time our clients will perform demo, painting, and some of the finish carpentry, but this is not the standard and typically will not save you money, unless you’re a professional.
Do you use subcontractors?
Yes. Construction involves many specialized trades. We partner with trusted experts to complete specialized work efficiently and with quality results. Our production team manages all subcontractors, many of whom have worked with us for more than a decade.
Will you work with my designer/architect?
Yes, we can work with your design team, though this differs from our Design-Build process. Outside plans and specifications often need additional review and research, so a fee will apply for us to prepare a detailed scope of work and proposal.
Do you work weekends and afterhours?
No. We do not schedule work on weekends or evenings, so our team can maintain a healthy balance and deliver high-quality work during regular business hours. Our Design+Build Center is open Monday through Friday, 8:30 AM to 4:30 PM, by appointment only. Our on-site construction hours vary between Monday through Friday, 8:00 AM to 6:00 PM.
